The site is located at the eastern end of the town centre immediately to the north of the Brightwells future development site. The existing road layout results in the site forming an island within a one-way gyratory traffic system around it from East Street, Woolmead Road and Bear Lane.
The strategic location of the site is important to the evolution of the eastern part of the town and the development of the highway network around it to enable enhancement of the gateway experience when entering the town from the east. Its central location also means that it is sustainable, due to the proximity of existing services and the public transport network. The scheme provides retail frontage along the entire length of East Street with up to 3 storeys apartments above. A thorough contextual analysis was undertaken to ensure that the building relates well to the architectural heritage within the town as the site is location is immediately adjacent to the Farnham town centre conservation area.
